Insights Into Coliving Tenant Profiles
Knight Frank has gathered evidence from completed schemes, which provides an insight into current tenant profiles. The analysis shows that 72% of tenants who live in co-living schemes are aged between 26 and 40, with the largest proportion aged between 31 and 35 (35%).
Demand is expected to grow further as more tenants also become aware of the benefits that co-living schemes can offer, such as the typical fixed single monthly payments, which include rent and bills.
The report also identified that there are approximately 1.7 million individuals currently renting in shared accommodation in urban centres across the UK – who form the target market for co-living.
Rental values in co-living schemes often appear to be at a premium to the wider private rented sector. However, Knight Frank highlights that the all-inclusive nature of co-living rents, which includes costs such as council tax, energy bills, wi-fi, and access to amenities, means that on average, schemes in London are targeted at a c.7% discount versus the all-in cost of living in other private rented sector (PRS) accommodation. It also shows a 14% discount relative to build-to-rent homes, making it a more affordable option for private renters.

- Habyt receives financing for its European growth plans. Habyt has announced the successful closing of EUR40m in financing, led by Mars Growth Capital, the joint venture between MUFG and Liquidity Group. - COHO, a UK based shared living software, has undertaken a massive exercise of launching the largest shared living survey of 2024. Fill it if you have ever lived in a shared house? - The situation of the real estate market in Spain is not exactly encouraging, with house prices constantly rising (which especially affects the younger population), and an increasing difficulty in accessing affordable properties. On top of all this, there are difficulties in accessing financing, which further complicates the picture for those looking to buy a home. This phenomenon is not only causing urban centres to lose their demographic diversity, but also making housing in metropolitan areas more expensive. Faced with this situation, young (and not so young) people are exploring new forms of cohabitation, such as coliving and cohousing.
- Mark McNabb's 'co-living' concept is brilliant. Mark McNabb is one of those visionary
builders who just seems to come up with good ideas, and he has a proposal that serves the purpose of housing, redefining it slightly. His idea for "co-living" housing in downtown is brilliant. Read here. - An inclusive coliving project takes shape in Paris thanks to an SCPI.
- Just like that “totally authentic” Gucci bag you snagged for a steal in a back alley, the coliving world has its fair share of knockoffs. These wannabe communities are popping up fast, leaving unsuspecting digital nomads and coliving enthusiasts in a shared living situation that’s about as genuine as the Tinder Swindler’s proclamations of love.
