Some key takeaways from The District Show - and the big new trend is now flexliving!

  • Operators that have "traditionally" done coliving are more and more focusing on the flex-living aspect of their business. Lavanda showcased in 2023 that 85% of current BTR, coliving and PBSA operators are adding short-stay to their living products and entering the flexliving space
  • Licensing is an issue - no, it's not. Aparthotel licensing works well. What is an issue is general urbanplanning, which are often lacking for long-term visions in cities and municipalities, and missing out on the value that these operators can bring
  • Coliving is still strong, and in fact, the golden age of coliving is now. Spending 4h with my dear friend Marc Förster Algás just made it clear: the Era of Community-driven Business (ECB) is now, and operators (having very low margins) have only one choice: namely, to be differentiated on their product by offering high-quality services
