Most definitions of coliving describe a building. Ours describes a practice. That difference decides which spaces thrive and which quietly empty out.
Style over form
The academic definition of coliving is a residential structure that accommodates three or more biologically unrelated people. It's accurate, and it tells you almost nothing. A prison qualifies. So does a hostel.

Form is the floor plan: how many rooms, which amenities, what ratio of private to shared space. Style is what happens inside it: whether residents integrate quickly, whether they take ownership, whether the operation can sustain itself financially while delivering real life value. Form is easy to copy. Style is what we spent a decade studying.
The five pillars
Across 200+ operators interviewed for The Art of Coliving, the spaces that work share five properties, whether they house three people or five hundred:
- Resident value and well-being. The space measurably improves the lives of the people in it. Not as a slogan: as a design target.
- Easy, quick community integration. New residents find their people in days, not months. Onboarding is engineered, not left to chance.
- Operational excellence. Technology and capable teams remove friction so humans can spend their time on what only humans can do.
- Financial sustainability. The model works without subsidy or wishful occupancy numbers. Community is an economic engine, not a cost center.
